By Garry Boulard, The Built Environment1/26/2022BUILTENVIRONMENT4VOULME 02 | ISSUE 28Shasta Erickson, Copyright: Albuquerque Business First“I don’t really see myself as a pathbreaker,” says Erickson, who signed on with Miller Bondednearly two decades ago as a project assistant. “But I know that there really is a groundswell of interest from professional women who wantto have an opportunity in our industry,” she continues. Erickson entered the industry almost by happenstance, working in the accountspayable/accounts receivable department of the El Paso-based Bowen Industrial Contracts.“When I went to college my plan was to become a math teacher,” says Erickson, whograduated from both Howard College and Sul Ross University. Accounting, she soon learned, was not very close to teaching math. But working for acompany and in an industry where she was allowed to grow simply by asking questions wasalmost as good as getting a college degree.“The common theme in every job I’ve held is that if I have shown an interest and a desire tolearn more and be more effective, there has always been someone at one of these placeswilling to take me under their wing and teach me,” Erickson recalls -
- “But I had to show, first, that I was interested.” That same pattern has played itself out at Miller, where Erickson soon proved that shewas interested in every aspect of the business, eventually even offering ideas on howto improve this or that process.“When I saw something that maybe we could be doing better, the response usually wassomething along the line of ‘Great, what do we need to do to set you up to succeed inthat?’”“It wasn’t ‘the world is your playground’ sort of thing,” Erickson recalls. “There wereparameters and stuff like that. But I was given a chance to think things through andoffer my input, and that was very important for me.”Those parameters only expanded when Erickson was encouraged by the powers thatbe at Miller to become involved in as many professional associations and organizationsas possible.“It gave me a network of people to draw from, but it also made me realize that the morepeople you talk to, the more you realize the problems your company may be facing arevery similar,” she observes. “This was very enlightening for me in terms of ‘Oh, so we’renot the only ones who think we are absolutely horrible in this area, other companiesare dealing with the same issues.’”An ever-expanding network has included participation and often taking on leadershippositions in the American Subcontractors Association; the Sheet Metal and AirConditioning Contractors’ National Association; the Mechanical ContractorsAssociation, and the Associated General Contractors New Mexico, among otherindustry groups.In July, Erickson will become the first female president of the Mechanical ContractorsAssociation, her picture going up in the association’s boardroom dominated by imagesof the past, all-male presidents.“I remember saying to some of the other members that when we finally get our firstwoman president and hang her picture up on that wall, we’re going to have a party,”Erickson says.“I didn’t think that I’d be the person on that wall,” Erickson laughs. “So, maybe I am apathbreaker, after all.2022 Construction Reporter, LLC, All Rights Reserved. Other duties may be assigned. •Manage and supervise day-to-day operations of staff teams on assigned projects.•Initiate, review and oversee required project administration and documentation to avoid claims and protect thebest interest of CSUSASW and our client.•Ensure contract agreements are expeditiously secured, reviewed, processed, and executed.•Review, edit, finalize, and distribute project budget.•Supervise field staff and create a cohesive project team.•Conduct pre-construction turnover meetings for all assigned projects.•Ensure required permits and/or licenses are obtained and posted.•Initiate setup, monitoring and updating of project scheduling.•Coordinate required procurement of materials and equipment with purchasing agent, with emphasis on buyoutplan to meet, or improve on, established schedule dates and budget cost.•Subcontract agreement negotiation, preparation, processing, and execution.•Ensure required submittal review, processing and approvals, and submittal logs are set-up and maintained.•Develop, submit, and obtain approval of billing schedule of values.•Maintain an over billed cash position, and request retention release bill-down/payments.•Collect payments, progress billing and retention receivables, on or before due dates.•Price negotiate and process change condition and change order work.•Ensure assigned projects are properly staffed with appropriate field forces. This includes: 1) review, updatingand approval of labor resource loading; and 2) labor productivity.•Oversee tools and rental equipment use on all assigned projects. Ensure that any tools and rental equipmentnotrequired, or not being utilized, are returned immediately.•Responsible for overall financial performance of all assigned projects, including continual cost control,management, and forecasting.•Prepare accurately, and submit on time, all required project monthly contract valuations.SUMMARY Plan, direct and coordinate activities of designated mechanical, plumbing, and sheet metal constructionprojects. Make sure goals are achieved in a timely manner and within budget by performing duties personallyor through subordinate supervisors. Manage budgeting and scheduling. On the good news side, the industrialmarket is pretty much where we left it in SIORReport’s Q2 market update. Namely, the nationalmarket is so tight that B product is still gainingallure for prospective tenants, even those who afew years ago would have considered only Aproduct for their needs.Further, “CBRE researchers anticipate that another300 million square feet of industrial space will beabsorbed on the back of e-commerce alone,” thearticle continues. “However, due to the need toresearch and develop, produce, and store COVID-19vaccines, the explosive growth of life sciences andcold storage have also thrived in the pandemic andare expected to continue.”Clearly, industrial is a market enjoying robustinterest from tenants and investors alike, a far cryfrom the current situation that exists in the officesector. “Overall U.S. office absorption remainedfirmly in the red in Q2 2021,” reports Colliers,placing it at negative 18.6 million square feet. However, theemergence and subsequent ascent of the delta andomicron variants threw a wrench in return-to-officescenarios as companies put their plans on hold until thelatest wave of infections subsides. Even firms highlyintent on returning to the office, such as Goldman Sachs,have tightened their safety measures, while others —including Apple and Google parent company Alphabet —have delayed their early 2022 plans.While the timeline of an eventual return to the office isfluid, what has become apparent so far is thetransformation of the traditional office space utilizationand workers’ preferences. Asof December, Phoenix office space averaged$30.01 per square foot.
