The consumer today controls everything,says author and business consultant JoelBines.And companies that understand that eventhose in the construction and architectureindustry are enjoying a leg up on thecompetition.“The power that used to belong to thecompany now belongs to the consumer,”remarks Bines, managing director in theDallas offices of Alix Partners and also theauthor of the just-released Metail Economy—6 Strategies for Transforming YourBusiness to Thrive in the Me-CentricConsumer Revolution.“Before the customer had agency,” saysBines. “By that, I mean, if you weren’tsatisfied with your experience at a retailer,you could get in your car and drive toanother one. But that was sometimesdifficult to do.”“Now we have technology that makes all ofthis easier, and I am not talking about pricecomparisons, but all types of transactions,”Bines continues. “You can find out where aproduct is manufactured; you can look upthe human rights record of the company; allsorts of information that was not availablebefore.”Today’s technology also makes it possible forconsumers to talk to each other about a givencompany, “and they care a lot more aboutwhat the other consumer is saying than manyof the experts realize.”Describing the marriage of technology andaccess to information as a revolution, Binessays he decided to write a book due to hispersonal observation that many businessessimply haven’t responded to such changes.“Executives, by and large, have always gottenthe corner office because they think theyhave some secret sauce,” says Bines. “And thisis hubris in the retail world. Such a paradigm shift, argues Bines, shouldnot scare executives, although it may beproviding some distinctly uncomfortablemoments for those who have been inbusiness for decades and are used to doingthings a certain top-down way.In fact, this shift, contends the author, is onlythe latest ripple in a consumer industry thatis as old as America itself. “The Sears catalogdisrupted the general merchandise store onMain Street,” says Bines. “Wal Mart and thesuperstores disrupted downtowns. Specialtyretailers disrupted the superstores, and thenthe internet came along.”“Now, those things were not revolutions;they were just different ways for consumersto buy stuff, which could be calleddisruptions.”“What is going on now is a revolutionbecause something fundamental haschanged, and that is simply that the powerthat used to belong to the company nowbelongs to the consumer,” says Bines.That power is fueled by an informationculture that includes smartphones, tablets,and social media, with each venue providing anew tool for the average consumer.A client who demands more from anarchitectural firm is “not a person who wentout and took a bunch of architecture classes,”says Bines. “It’s a person who has informationat their fingertips that they never had beforeabout designs they like or style tricks, or howmuch something is supposed to cost, that sortof thing.”“So now the client comes armed with thatinformation, and the service provider, in thiscase, the architect, has to accept that reality,”says Bines. “They can no longer just show upwith their portfolios and credentials anymoreand take over. Now they have to listen.”Active in the retail world for more than threedecades, Bines says he decided to write theMetail Economy in 2020. “Normally, I flyaround 200 times a year, but suddenlybecause of covid, I was staying home a lotmore, which gave me the time to devote tothe book.”The book was published two months ago byMcGraw Hill, and since its release, Binesnotes, he himself has been subject to theexact new consumer world he has writtenabout. While reviews on Amazon have beenoverwhelmingly positive, one was a little lessso.“It annoyed me, but then I suddenly realized,‘What am I talking about? Mills Avenue back to life.It was earlier thought that an estimated$1.2 million renovation of the structurewould see it turned into an apartmentbuilding, before Gonzalez, who purchased the building in 2019, announced that theproject could also include building hotelspace on the top floor and restaurant andretail space on the ground level.Built in 1904, the structure was onceknown as the Great Northern Hotel beforebecoming the De Soto Hotel in laterdecades.Measuring around 22,400 square feet, thebuilding has long been a focal point ofinterest for city officials concerned aboutits depleted condition.The February 4 fire destroyed thebuilding’s roof and significantly damagedits upper floors.A timetable for when the restoration workon the structure will begin has not yet beenannounced.
