4BUILTENVIRONMENTTo say that the self storage facilitiesacross the country are thriving, is one ofthe great understatements of theindustry.“For more than a decade we’ve seensteady growth in storage in mostmarkets, with strong occupancy,” saysDietz, the chief operating officers of theSelf Storage Association, who also notesthat while downturns at some point areinevitable, “the industry hasdemonstrated remarkable resilienceduring financial downturns.”In a paper completed in September by thefinancial analysts company Green Street,it was noted that “operating results havebeen superb across regions and markets”in the national self storage industry. Manypeople nowadays needing to reassignspace at home for work and with anuptick in multigenerational living; selfstorage is a viable alternative for thosewho want to hold on to their belongingswhile still enjoying a neat and unclutteredhome.The trend lines are also multi-generational. “There are many variables that drivedemand for all age groups,” notes Dietz,“mobility and living adjustments amongthem. We have certainly seen thatyounger generations have takenadvantage of the convenience of storagejust as much, if not more, as those whohelped establish this industry 50 years.”According to Yardi Matrix, last year sawmore than 125.7 million square feet ofself storage space under constructionacross the country, with Phoenix leadingthe way with 4.4 million square feet;followed by Orlando, Las Vegas, and FortWorth.The new projects, some large and othersmore moderate in scope, have also inplaces generated opposition from arearesidents, perhaps as part of the Not InMy Backyard movement.Notes: Dietz: “Certainly every real estatesecond is faced with land-use hurdle fromtime to time. But the cataclysmic drop that some hadexpected has not yet occurred: This year,construction began on 46.6 million square feet ofnew office space, with the expectation of equalingthe 62 million square feet of new stock that wasreleased to the market in 2021, according to thelatest report from CommercialEdge.However, new projects serve as an example of thesector’s continuous spatial and property classadjustments as it rebalances to post-pandemicconditions. For instance, while Sunbelt marketscontinue to experience only modest decreases or averitable office boom, gateway markets – like SanFrancisco; Washington, D.C.; and Chicago – areadding new office space at a noticeably slowerrate. At the same time, new and planned officestarts in Austin, Texas; Charlotte, North Carolina;and Nashville, Tennessee, will increase localstocks by 15% to 23%.Additionally, urban initiatives beyond the centralcore have replaced central business districts(CBDs) as the favored location for new starts.More precisely, the national stock will rise by 4.3%as a result of ongoing and upcoming office buildingin CBDs, while new starts in urban areas will addthe equivalent of 13%.Accordingly, with fewer leases being renewed, thevacancy rate for September (which was 16.6%) isprojected to increase.
