4BUILTENVIRONMENTIn overwhelming numbers, respondentsto a recent comprehensive survey saythey have negative feelings regardinglarge corporations, banks, financialinstitutions, and technology companies. These are the findings of a studyconducted and just released by the PewResearch Center, revealing generallyskeptical views towards corporateAmerica, while at the same time extollingthe virtues of small business. The survey reveals that 71% ofrespondents agreed with the statementthat large corporations have a “negativeeffect on the way things are going in thecountry these days.” Only 25% said theythought such corporations had a positiveimpact.Similarly, respondents were feeling souron the question of banks and financialinstitutions, with 56% agreeing with thestatement that such businesses have anegative effect on the country. Thenumbers were only marginally better onthe topic of technology companies, with47% of respondents categorizing them ashaving a negative impact, while a slightlylarger 49% thought their impact wasmore on the positive side.Conversely, the reputation of smallbusinesses in America receivedextraordinarily high marks, with 80% ofrespondents to the Pew survey sayingsuch enterprises have a positive impacton the country. 5BUILTENVIRONMENTin Pew surveys: in 2010, 71% ofrespondents expressed pro-smallbusiness views; followed by 75% whosaid the same thing in 2012.Only one other institution enjoyed asimilarly stratospheric standing: themilitary, with 62% of respondents sayingit had a positive impact on the country, and 34% classifying it as negative.“The U.S. public’s views of banks andother financial institutions, as well aslarge corporations, have become muchmore negative in recent years,” notesPew research analysts Amina Dunn andAndy Cerda in an overview of thesurvey’s findings.Interestingly, these same institutions, note Dunn and Cerda, “are both held inlow esteem by Americans in bothparties.”In fact, among those identifyingthemselves as Republicans, a majorityexpressed negative views of largecorporations, banks, financialinstitutions, and technology companies. In all three categories, such negativeviews have been increasing since 2019.Those identifying as Democrats hadsimilarly negative views of corporateAmerica, but those views appearedlargely unchanged since 2019.In a time when many analysts decry thelack of political unity in the country, thePew survey reveals that some 79% ofRepublicans and 83% of Democrats had apositive view of small business.Agreement of a sort was also seen in thebi-partisan responses to largecorporations, with only 25% of Democra--ts and 26% of Republicans expressivepositive opinions. From a generational standpoint, amongthose listed in categories encompassing18 years of age to 65 years and over, thenumber of respondents saying the impactof large corporations on the country waspositive ranged from 24% to 26%.At the same time, in responses rangingfrom 77% to 81%, all age categories hadpositive views of small businesses.Copyright: Canva Pro

6BUILTENVIRONMENTThe Pew survey echoes earlier findings reported by the group: last year, 59% ofrespondents in a separate poll agreed with the statement: “Some corporations don’tpay their fair share,” when it comes to taxes, although that question had more of apartisan divide with 38% of those identified as leaning Republican and 76% ofDemocrats agreeing.Note Dunn and Cerda, opinions on such institutions as the military and churches “alsovary across age groups.”“Adults ages 18 to 29 stand out for their skepticism toward the military, with 49%saying it has a positive effect on the way things are going in the country, the lowestshare in any age group,” write the Pew analysts. “Adults under age 30 are also less likely than those 30 and older to say churches andreligious organizations have a positive impact,” note Dunn and Cerda. Just under 5,100 people took part in the Pew survey, which was officially conducted bythe group’s American Trends Panel. The Pew opinions regarding attitudes towards corporations and small businesses havebeen supported by other survey organizations. The Gallup poll this summer reportedthat only 10% of respondents had “quite a lot” of confidence in big business, while 40%said the same about small businesses. Those numbers, according to Gallup, have remained largely static since the GreatRecession.Copyright: Canva Pro

Cemrock was awarded $1.7 million for the projectaccording to Bradbury Stamm.Cemrock Project Manager Jeff Reichart said thatother than puzzle feeders, the only thing typical aboutthis project in his decades of experience was the typeof animals that the structures were being built for.“Every job is unique, there isn’t two of the sameanywhere. A different kind of stream, a different kindof waterfall. To me it’s a typical animal exhibit at thezoo after 30 years,” said Reichart. Puzzle feeders are interactive compartments, such astree stumps or rocks, within the exhibit space whereanimals can access food in sight of zoo goers. The cage monted atop theabutement is a vestibule used to exchange felines forprimates and vice versa. According to Reichart the rockwork for this exhibitrequired little to no prefabrication and has taken up to1200 cubic yards of shotcrete to complete. The team is currently finishing the last of major workon the primate exhibit. This work includes hand tyingand bending rebar to the shapes of the rock in thedrawings, applying shotcrete for a structure coat andthe same for a texture coat.Reichart said that the other portions of the exhibit willneed minor touch ups of the themed plaster andpainting. Reichart said he is currently working on seven otherprojects and has been with Cemrock for the last 15years. Cemrock’s portfolio includes zoos andaquariums all throughout the U.S. From Texas toIndiana, Cemrock has fabricated forestry, constructedartificial rockwork and has crafted both coral replicasand fiberglass tanks. His team has worked onthe filtration, pumps and underground piping thatensures the life safety of the animals backstage saidKnight. Most recently they’ve completed their scope on boththe sea eagle and tiger enclosure and according toKnight there have not been any major hiccups. Donner was the plumbing subcontractor for the100,000 square foot recreational center in Hobbs, hasdone several projects for Albuquerque Public Schools, has worked on sites for the University of New MexicoHospital and has done maintenance work for differentcounties across New Mexico. According to Knight, Brightview LandscapeDevelopment has completed a large portion of theirrigation. The photo depicts an irrigation line besidesthe Tiger Viewing. This level of activity would support 153 full-time and part-time jobs per year. The economic and employment impacts are generated by direct investment, supply-chain purchases (indirect impacts), and spending throughout the state by employees and proprietors of affectedbusinesses (induced impacts).ECONOMIC IMPACT

Page 11

RANKINDUSTRYDOLLARAMOUNTTotal Output (Sales)12345678910OVERVIEW OF ECONOMIC IMPACT ANALYSISEconomic benefits refer to dollars generated and distributed throughout theeconomy. Benefits may be derived from a change in business activity, policy, government spending, or other activity. This model estimates the economicbenefits from infrastructure spending using the IMPLAN input-output model. Results are disseminated in terms of direct, indirect, and induced impacts onemployment, labor income, employee compensation, value added, and output.Note that this model only examines the economic benefits--but economiccosts, which derive in large part from the sources of funding for infrastructure(e.g., taxes, personal income, prices, etc.), should also be included in thecalculus of net economic impacts. The sources of impacts that sum to economic benefits cover construction andoperating expenditures, including the off-site spending by employees and thespending on goods and services within the supply chain. The multiplier effect of spending within the supply chain, or the indirectimpact, estimates the indirect employment and earnings generated in thestudy area due to the interindustry relationships between the facility andother industries. As an example, consider a manufacturing company. The firmemploys managers, engineers, machinists, and support staff for its directmanufacturing operations. In addition, the company spends on goods andservices to support its manufacturing operations, leading to auxiliary jobs inthe community in transportation, accounting, utilities, retail goods, and so on—the indirect impact. Furthermore, employees spend earnings on goods andservices in the community, leading to jobs in retail, accounting, entertainment, and so on—the induced impact.Conceptually, the multiplier effect quantifies the economic ripple effect ofeconomic activity. This ripple effect can be positive or negative depending if acompany or industry is expanding or contracting. Multipliers are static and donot account for disruptive shifts in infrastructure without specificallyaddressing infrastructure changes.DEFINITIONSDirect Impact: Initial economic activity (e.g., sales, expenditures, employment, production, etc.) by a company or industry.Employment: Full-time and part-time workers.Gross Domestic Product (GDP): A measure of economic activity, GDP is thetotal value added by resident producers of final goods and services.Gross Output (Output): The total value of production is gross output. UnlikeGDP, gross output includes intermediate goods and services.Indirect Impact: The upstream (backward) economic activity impacted bypurchases along a company or industry supply chain.Induced Impact: Economic activity derived from workers spending theirearnings on goods and services in the economy. Labor Income: Total compensation of employees (wages and benefits) andsole proprietors (profits).Value Added: The contribution of an industry or region to total GDP, valueadded equals gross output, net of intermediate input costs. For questions regarding this model, contact Brian Lewandowski (brian.lewandowski@colorado.edu).For questions regarding IMPLAN, visit www.IMPLAN.com. 77U.S. PORT MARKETS SEE OUTSIZED INDUSTRIAL RENT GROWTH, DWINDLING AVAILABILITYAn extraordinary amount of new supply—more than700 million sq. ft. under construction and 650 millionsq. ft in the pipeline—held down industrial rentgrowth nationally over the last year. But it’s adifferent story in supply-constrained port markets, especially Southern California and New Jersey, where rent growth is more than double the nationalaverage, according to David Greek, managingpartner at New Jersey-based Greek Development.THURSDAY DECEMBER 1ST9:00 AM - 1:00 PM: 2022 NMREC CORE COURSE – VIRTUAL - CLICK HEREHe notes that emergence of the “just-in-case”inventory trend to offset product shortages due tosupply-chain disruptions has spiked demand forwarehouse space at ports, where shipments arereceived, processed, broken down and stored beforebeing sent to distribution facilities near consumers. All top 10 U.S. port markets have experiencedexceptional year-over-year rent growth, accordingto Kelsey Rogers, U.S. industrial research managerwith real estate services firm JLL. But the rentpremium in Los Angeles, which has a 2.0 percentindustrial vacancy rate overall and even less vacancynear ports, tops the list, with rent growth nearly of70 percent year-over-year. According to an Octoberreport from data provider CommercialEdge, theaverage rate for deals signed here over the last yearwas $17.39 per sq. ft., while the average in-placeindustrial rent is $11.49. Rents in Miami and NorthBay port markets also increased significantly sincethe third quarter of 2021, by 60 percent and 33percent, respectively.CONTINUE READING >WEDNESDAY DECEMBER 7TH8:00 AM - 9:00 AM: CCIM/LIN HOLIDAY PARTY – HOST NEEDED - CLICK HERETUESDAY DECEMBER 13TH11:30 AM - 1:00 PM: CARNM BOARD MEETING - CLICK HERECARNM EVENT CALENDARDECEMBER 2022BUILTENVIRONMENT

78AFTER SURPRISE MIDTERMS, LEADERSHIP RACES AND LAME DUCK BEGINThe 2022 midterm congressional electionscertainly did not turn out as many had expected. With President Joe Biden’s approval ratings stuckin mid-40 percentile range, inflation being the topissue for the largest number of voters, and withthe president’s party historically losing seats, theconventional wisdom was the Republicans wouldride a red wave of voter anger against Biden andhis party and easily take back the majority in theHouse of Representatives and maybe the Senateas well. Instead, a week after election day, disappointed Republicans were still waiting toclose in on the needed 218 seats that makes amajority in the House, having won 217 seats as oflast Tuesday, while already knowing they wouldremain in the minority in the Senate. As expected, recriminations and finger-pointingbegan almost immediately, with many in theRepublican party blaming former President DonaldTrump and his support of candidates in Republicanprimaries who echoed his refusal to accept thelegitimacy of the 2020 presidential election. Thesecandidates overwhelmingly lost in the generalelection – in states Republicans had thought theyshould have won. Others in the Republican caucus, however, are turning their ire toward theircongressional leadership, casting blame on themfor the underwhelming results. Accordingly, KevinMcCarthy’s plan to become speaker of the Househas become more complicated, and his path lessassured. Trump and some Republicans in theSenate, meanwhile, are taking aim at the Senate’sRepublican leader, Mitch McConnell. For their part,Democrats have their own questions since thecurrent speaker, Nancy Pelosi, has not statedwhether she intends to remain as the Democrats’minority leader in the next Congress.CONTINUE READING >NAIOP EVENT CALENDARDECEMBER 2022Copyright: Canva ProTHURSDAY DECEMBER 1ST7:30 AM - 9:00 AM: MAYOR GREGG HULL'S STATE OF THE CITY - CLICK HEREFRIDAY DECEMBER 9TH11:00 AM - 1:30 PM: DECEMBER 9 - NAIOP AWARDS OFEXCELLENCE 2022 - CLICK HEREBUILTENVIRONMENT

A need for office space in some sectionsof some cities is leading to newretrofitting activity across the country, says a new comprehensive report justreleased by the Washington-based UrbanLand Institute. That report, Emerging Trends in RealEstate, contends that increasingly olderoffice space is being converted intoresidential units, or in some cases evenupgraded into modern offices. This trend, notes the report, has onlyoccurred in places where such projectsare actually “supported by the market.”The report also notes that in many places, office space is frequently upgraded andimproved if part of a mixed-use picturethat also includes hospitality.NEW COMPREHENSIVE REPORT REVEALS REAL ESTATE CHALLENGES, SPICED WITH OPPORTUNITYBy Garry Boulard, Construction Reporter11/18/202283REAL ESTATE NEWSNATIONALBUILTENVIRONMENTCopyright: Canva ProThe observations on new uses for officespace are part of a handful of insightsincluded in the study, which was done inconjunction with the firm ofPricewaterhouse Coopers. The study additionally notes that nearlythree years after the Covid-19 outbreak, gains for rental property are “moderatingas demand returns to more sustainablelevels.” Even more, “many indicatorssuggest that the really good times may beover, at least for a while.”Not surprisingly, the study contends thatboth for-sale and rental housing hasbecome unaffordable. Among thereasons for the increase: restrictivezoning and building codes that arelimiting new supply. At the same time, affordable housingtransaction have become increasinglycomplex, requiring more underwriting, with one developer commenting that theaverage deal used to take 90 days toclose, “and now it’s over six months.”For all of that, investors still like up-market projects, particularly when itcomes to the multifamily and industrialsectors. Such niche assets as studenthousing and family rentals, despite whatappears to be a more restrictive economyheading into 2023, remain particularlyappealing. An additional cautionary note: theincreasing specter of vacancy taxes.“These taxes can take various forms, but-

The Angels unite individual investors topool their resources, providing seed and early-stage capital to startup companies. The space race is back on.Winning it will require addressing the barrierscompanies face in launching their newproducts into space.I founded NewSpace New Mexico with thispurpose. As a former leader of the Air ForceResearch Laboratory Technology EngagementOffice, I witnessed how challenging it could befor companies to understand and navigate toresources that can help them grow andsucceed.Through our cooperation with the spacecompanies, convening industry forums and co-innovating with hundreds of space leadersacross the nation, we try to get at the rootcauses that result in too many companiesbecoming stuck in the industry-acknowledged“Valley of Death.” It has come back loud andclear that the biggest challenge preventingmore companies from succeeding is having asupport system that goes beyond the researchand development stage. We recently launched NewSpace Ignitor, whichis funded in partnership with AFRL, to addressthese concerns by providing a completesupport system for companies as they movefrom concept to product to sales. Theincubator-like program will provideunprecedented levels of post-R&D support toearly-stage, small and mid-sized companies. This support will give companies what theyneed to turn their innovations into revenue-generating products. Good morning AGC Safety Professionals &Industry Partners,It is sad to say, but not everyone can betrusted. One member would like to sharetheir recent robbery/theft experience. Concrete Systems has attached a list ofeverything stolen; $14,000 worth ofequipment. Also, pictures of the robber andthe car (white Mitsubishi Lancer). They arereasonably sure the individual came in Fridaymorning to case the store; at that time, theindividual was driving a black Jeep. Theindividual never went to the sales counter, and when asked if someone could help, theyresponded that they did not speak Englishand left after four minutes. - Mark High,Concrete SystemsIf you come across any of the attachedequipment with a corresponding serialnumber in the attached form, please let MarkHigh and myself know.
