62CLIMBING TOSUCCESS INCOMMERCIAL REALESTATEThe first step of any endeavor is often thehardest one to take. The first “real” mountain that I ever attemptedto climb was Mt Adams in the Cascades ofWashington. In 2015, I set out with a guidecompany from Seattle to attempt to summitthe mountain. Up until that point in my life Iwas an avid hiker, and I thought I was in thephysical condition needed to climb a 12,000+foot mountain. I wasn’t. Not even close. Halfthe team summited the next morning and theother half, me included, was turned backabout 1,000 vertical feet from the summitsince we had been moving too slow. The “failure” I experienced on that trip igniteda passion for mountaineering that...CONTINUE READING >SIOR EVENTCALENDARMAY 2023MONDAY MAY 6TH2024 SPRING EVENT - CLICK HEREBUILTENVIRONMENTCopyright: Canva Pro

Just20 pieces of legislation have been signed intolaw. Narrow partisan majorities in the Houseand Senate, and continued dysfunction in theHouse Republican conference in particular, have made advancing legislation in thissCongress an even bigger challenge than usual. For three weeks, Congress lost valuable timewhile the drama surrounding Speaker KevinMcCarthy unfolded, with Republicans finallysettling on the fourth candidate to vie for thespot. While the House did manage to passdebt-ceiling increases and governmentfunding measures that were “must-pass”bills, the only other bills that Congressseemed able to digest were those renamingpost offices and those with no opposition atall. It was in this environment that NAIOPcontinued its strong advocacy on behalf ofcommercial real estate, advancing our publicpolicy agenda. AGC would like to share an exciting tool to demonstrate the economic impact of infrastructure investment inNew Mexico - ‘AGC Construction Impact Model’.AGC of America partnered with Brian R. Lewandowski, University of Colorado Boulder to produce a flexiblebut simple economic model that calculates the impact on employment and output in each state from varioussizes of investment in different types of construction. The below link provides an explanation and instructions for using the model. The table below shows an example of the results obtainable from the model, in this case, the total instatejobs (construction, supplier and induced jobs throughout the state's economy) and total instate output from a$1 billion investment over one year in three types of construction: highways, nonresidential buildings, orother nonresidential structures (infrastructure).Users can choose from:Seven other types of investment in single- or multifamily construction, repair and maintenance, orarchitectural and engineering services. Any dollar amountAny starting yearAny duration for the investmentIn addition to total instate jobs and output, the model shows separately the impact on construction, supplierand induced jobs, output, and value added (or state gross domestic product, the amount of labor income andprofits added by the investment), and the 10 sectors that receive the most additional spending. To access AGC’s ConstructionImpact Tool click here. FRED Economic Data, from theFederal Reserve Bank of St. Louis, shows this.In 1900, New Mexico had 196,000 people. By2023, that number had jumped to over 2.1million.In the early 1900s, more people came to NewMexico. They were drawn by the railways andmines. The state had to make new countiesbecause of this (New Mexico EconomicDevelopment Department, 2021).By 1950, the population hit 689,000, saysMacroTrends. After the war, the U.S. grew alot. New Mexico also grew because thegovernment invested in the military andscience.Yet, growth has slowed down lately. USAFactsnotes that from 2010 to 2022, the rise inpeople was small. This points to a biggertrend of slower growth.FRED Economic Data tells us the populationin New Mexico was highest in 2020. Afterthat, it went down a bit and then slightly upby 2023. This hints at how big events like the2008 crisis and the pandemic have affectedpeople moving and the economy. From 1900 to 2023, New Mexico has shown itcan handle change. Its economy and peopleare strong. Maryland did best with only1.8% without jobs. This is down from 3.1%in 2022. This drop might mean stronglocal economic plans are working. On the other hand, New Jersey sawjobless numbers go up the most. Theywent from 3.3% to 4.7%. Nevada still hasthe highest rate at 5.4%. Yet, it fell a bitfrom last year. This might be due to itsfocus on travel and hotel jobs. This steadiness hides the bigdifferences seen in each state. Thisincludes metals like scandium and yttrium. These 17metals are important in technology. Eurostat in 2022reported that many industries need them.China exports a lot of these metals. In 2022, they sent outmore than 9 million kg worth $393 million. Eurostat'sreport shows China as a key supplier for the EU, makingup 40% of its imports. This shows China's big role in thismarket.Thailand also did well with exports over $143 million. Thisis less than China, but still important. Thailand isbecoming a bigger player in this market. Its large exportshelp spread these metals around the world. Many countries export these metals. Japan, Nigeria, theU.S., and EU countries are some of them. Each one has arole in sharing these resources. The EU, for example, brought in 18 thousand tonnes in 2022. This was 9%more than in 2021.The prices of these metals can change a lot. Eurostat's2022 report shows big price rises in the EU. The averageimport price was €7.9 per kilogram, 26% higher than in2021. The export price was even more, at €20.7 perkilogram. These metals are very important for the economy andstrategy. They're used in many areas, like phones, electriccars, wind turbines and military gear. The WITS datashows how widely these metals are exported. In short, the WITS data is very useful. One billion dollars. That’s the estimatedannual loss from equipment theft onconstruction sites. And that figure does notinclude the value of stolen raw materials orloss of productivity from shutdowns anddelays. The National Equipment Register(NER)—a service that facilitates informationsharing with insurers, equipment owners, and law enforcement—pegs the average costof a single instance of equipment theft at$30,000.Big numbers. Big risk. Can you afford that? Can anyone? If you’re not prioritizing construction sitesecurity, it will end up costing you at somepoint. Pay for robust security measures now,or pay insurance premium hikes andreplacement costs later.Real Cases of Construction Site TheftThefts are increasingly common and costly.Consider:A Middletown, Ohio contractor was leftwith $20,000-30,000 worth of damageafter thieves stole his trailer and BobcatA lone thief got away with more than$43,500 worth of raw materials andtools over a three-day spree in ConcordTownshipCONTINUE READING >CONSTRUCTION SITETHEFT BY THENUMBERSBY BRYAN JOHNSTON, DEEP SENTINELCopyright: Canva Pro116BUILTENVIRONMENTTHEFT & SECURITYNEW MEXICO
