04For those wondering what’s beingprocessed inside the sustainability-controlled mind that is the City ofAlbuquerque’s Balanced ResourceAcquisition and Information Network(BRAIN), look no further. The Built Environment sat inside theBRAIN’s control center with the city’sEnergy and Sustainability Division Manager,Saif Ismail, and Public InformationCoordinator, Daniel Mayfield, Friday. Albuquerque’s BRAIN was announced within Ismail’s division in 2022 and the citydescribed it as such : “First-in-nation toolaides with City's fight against climatechange.”Members of the public can access what theBRAIN is processing, such as energy usageand utility bills it has ingested dating back to2012, but are restricted from the outputand controls. 05“Why? You can turn off buildings from here.You can shut off the airport from here,” saidIsmail. Ismail said that the BRAIN, implemented in2023, is also monitoring live data andreceiving alerts with the use of retrofittedsmart meters.“Sometimes in the past, we used to do itmanually. Now it’s machine learning behindthe scenes and there’s a lot of calculationthat tells me what’s green, what’s red,what’s yellow,” said Ismail. Ismail was referring to a color gauge withinthe BRAIN’s alerts that assess Energy UseIntensity which is the U.S. Department ofEnergy’s standard for energy use per squarefoot.Within each BRAIN-integrated-facility’slocal area network, there is an applicationprogramming interface that feeds theanalytics platform through cloud computing,said Ismail. Gridwatch, the Arizona-based softwaredeveloper who customized the BRAIN, listsAlbuquerque’s 681 building smart grid as itssingular success story thus far. Ismail said his crew has scanned 10 of 1200or so city owned buildings, including forinstance the KiMo Theatre, for 3-Dmodeling since January 2024. These scans can be explored from theirEnergy Command Center via a virtualreality headset. The plan in phase one of the BRAIN includesthat this 3-D scanning camera, costing$6,000, goes about procuring the visuals forthe city’s digital twin, said Ismail. It also encompasses putting existingbuildings on utility usage schedules and setpoints, exploring the 3-D mapped sites forrenewable energy usage and minimizinglabor costs associated with maintenance orupgrades with those same 3-D maps, saidIsmail.“The plan is to scan all city buildings withinthree years,” said Ismail. Thus far the BRAIN can produce statistics atscale between, for example, city-wideelectricity costs and the cost of electricityfor a single facility such as the BarelasSenior Center. 06-which broke ground in March of 2024.“We’re building one big fire station, policestation combo thing on the west side rightnow and Saif’s people, Saif and his data,helped us figure out what the best practiceswere when designing that building today, sowe don’t have to retrofit it later,” said DanielMayfield, public information officer for theCity of Albuquerque. The pattern of this project will influence theshape of future city projects, according tothe city officials.building, this is the data I got from the user,from the occupant of those buildings andbased on his usage - I’m going to create asustainable building and design asustainable building,” said Ismail. As reported in The Built Environment,Dubai’s government has made BIM modelsmandatory for new buildings since Marchand institutional standards are being urgedtowards global compliance in theconstruction industry. Another recent trend, reported by ConstructionDive, includes the implementation of artificialintelligence driven HVAC controls that havereportedly reduced energy costs and carbonemissions. BUILTENVIRONMENTDREAMS OF THEBRAIN’S FUTUREIsmail has dreamt up several goals hedesires the BRAIN to make a reality in thefuture. Dreams for the BRAIN that Ismail seeks tomanifest into reality: applying occupantusage data into future public projectdesigns, connecting electric vehicle chargingstations and integrating buildinginformation modeling (BIM) into 3-Dmapped sites. “We need a BIM file. Why? We own it, wepay for it, we want to integrate it into theBRAIN,” said Ismail. “That’s my goal. That’smy dream which I mean there’s a lot ofcosts, we’re trying to work gradually and seethe benefits.”Ismail said that this would be a part of thenext three phases as the city funds theoperation with three percent of generalobligation bonds each voting cycle. “I have a plan on setting the behavior of theoccupant for each space telling me; that if Iwant to design a building, more sustainable Copyright: The Built Environment

the possible construction of an airpark onthe north side of Peoria, Arizona.Center of the airpark would be ananticipated new general aviation airportthat could cost as much as $150 million tobuild.The project has been long discussed as ameans for continued economic developmentand employment growth in a city that hasseen its population nearly double in the lasttwo decades to its current 191,000. around 400,000 square feet.According to city documents, the PeoriaAirpark has been envisioned as a marriagebetween a general aviation airportoperating within the borders of an industrialand commercial park.As proposed, the Airpark would not be builtto include a commercial airport, nor would itbe able to facilitate large commercial andcargo operations. An admitted model for theproject is the Scottsdale Airpark, some 25miles to the southeast, which measuresaround 2,900 acres and has 17 millionsquare feet of facility space.Now that the Rounds Consulting Groupstudy has been completed and presented tothe Peoria City Council, the next step in theprocess will see the completion of a siteselection study.That study will be tasked with evaluatingmultiple location options in the vicinity,before putting together a recommendedsite.Peoria has been thinking about building anairport for well over two decades, an ideathat through the year has attracted varyinglevels of support from the public.Some residents have said that they think theproject as proposed may prove too large andintrusive.
