A group of Colorado Springs residents areorganizing in favor of a move to limit theconstruction of high-rise structures in thecity. With a petition bearing the words “WeDon’t Want to be Denver,” the group isgathering signatures endorsing theproposition that residents should be able tovote to restrict the height of proposedbuilding projects. The movement is fired by a projectannounced late last year by the O’NeilGroup, an investment and developmentcompany based in Colorado Springs, thatsaid it wanted to build a 36-story in thecity’s downtown section.EFFORT UNDERWAY INCOLORADO SPRINGS TOTOP OFF ALL BUILDINGSAT SIXTEEN STORIESBy Garry Boulard, Construction Reporter 05/31/2024Copyright: Canva proThat project, slated to go up on CostillaStreet, just to the east of the Olympic andParalympic Museum, will also feature nearly500 residential units. In 2021, the O’NeilGroup proposed a 25-story structure with316 units, but ultimately decided that asmaller building would not prove financiallyfeasible.Opponents of the project have said thatwhat particularly bothers them is that thestructure could block views of the nearbyPikes Peak and connecting mountains. Lastyear the publication CPR News noted thatmany residents in Colorado Springsembrace the city’s “classic, almost ‘anti-urban’ identity.”The petition, which is posted on the siteChange.org and has so far generated morethan 4,900 signatures, also asks that no newbuilding in Colorado Springs should be tallerthan the 16-floor Wells Fargo building. Thatstructure, at 90 S. 41BUILTENVIRONMENTCONSTRUCTION NEWSTRENDSThe number and size of pharmacy desertsacross the country continue to grow.On the website USPharmacist.com, scholarNoelle Kwan has documented the“increased frequency of communitypharmacy closures” in neighborhoodslacking a single pharmacy within a one-mileradius.The trendline is more apparent when thefocus is widened, with 73% ofneighborhoods served by a single pharmacyin a 2-mile range. The concept of the desert pharmacy followsthe pattern of the more widely-known fooddeserts, a phrase referenced by theAmerican Nutrition Association indicatingneighborhoods lacking a single grocerystore and access to produce. According to the website Healthcare-brew.com, “If people in an urbanneighborhood live more than a mile awayfrom the nearest pharmacy, it’s a desert. Ifthat neighborhood is low income and fewhouseholds own a car, then that thresholddrops to half a mile.” INCREASING NUMBEROF PHARMACY DESERTSSEEN AS INDUSTRYCHALLENGEBy Garry Boulard, The Built Environment 06/05/2024Copyright: Canva pro
A new study published this spring in the journal Health Affairs Scholar indicates that some57% of pharmacy deserts were in urban neighborhoods, compared with 38% in rural areas. The problem has only worsened with the news that the drugstore chain CVS is closing some300 stores a year, while Rite Aid, in filing for bankruptcy last fall, announced plans to shutteraround 150 locations.Roughly 30% of Albuquerque has been defined by Health Affairs Scholar as being apharmacy desert; with Denver seeing a rate just below that; and both Phoenix and Tucson inthe 50% to 60% range.According to the Albuquerque-based Health Equity Council, more than 25,000 residentsliving in the city’s International District, having seen three of four area pharmacies close inrecent years, are now in a pharmacy desert. Solutions to the pharmacy desert issue, according to experts, remain elusive not onlybecause the major drug store chains have moved out of poorer neighborhoods, but alsobecause many of the older independent operations in recent years have closed shop.In lieu of actual physical pharmacies, residents are increasingly turning to pharmacyprescription delivery services, mail orders, and telepharmacy. In a counter-trend, Rite Aid has announced the building of small format stores targetingpharmacy desert neighborhoods. Those stores, at 3,000 square feet, down from the brand’susual 15,000 square foot outlets, lack the cosmetics and snacks seen in typical drug storeoperations and instead feature pharmacy services, and only pharmacy services.Meanwhile, some of the buildings once housing pharmacies have seen new life: a former LilesPharamcy store in a working class neighborhood of Detroit has recently been transformedinto a luxury residence with an asking price of some $800,000. 42BUILTENVIRONMENTCopyright: Canva pro

It found that one in six, or 16.6%,of renters stayed in their home for 10 years ormore in 2022, up from 13.9% a decade earlier.Other timelines were measured with similarresults. For instance, one in six (16.4%) lived in theirhome for five to nine years in 2022, up from14% a decade earlier. However, the lion’s shareof renters stay put for one to four years. Justover two in five (41.8%) stayed in their home forone to four years in 2022, up from 39.9% adecade earlier. The only category that showed a decrease werethe renters that stayed in their units 12 monthsor less. In 2022, one-quarter, or 25.2% ofrenters, stayed in their home for 12 months orless before moving. That’s down from 32.2% in2012.One reason for the longer residency may bethat renters save on costs.
