04BUILTENVIRONMENTNearly an acre worth of parking spacecould soon become a “Center forPhilanthropy” for the University of NewMexico Foundation, Inc.The Lobo Development Corporation, aregent owned non-profit advancing realestate development for the University ofNew Mexico, sent out a request forproposals to design a four-story mixeduse building worth $18.5 million Monday.Proposals will be due by September 28th,2023 and the awarded firm is anticipatedto be selected by November 1st, 2023. The project would be located on thesoutheast corner of Yale and Lomas withthe focus of drawing the foundation’soperation closer to UNM’s centralcampus. The foundation’s current residence is offLomas boulevard and the Interstate 25frontage road in Albuquerque. With the goal being to design somethingaesthetically similar to the surroundingUNM buildings as well as UNM’sWelcome center; the request states that“the Center for Philanthropy will serve asan impressive gateway to all aspects ofUNM and exemplify UNM’s 2040 focuson achieving a “One University” mindset.”In February of 2023 The BuiltEnvironment reported that UNM wasseeking input from students and facultythat would guide the execution of UNM’sdesign goals for 2040 via an IntegratedCampus Plan. Questions in a virtual townhall centered around sustainability,diversity and locational preference. According to the request theconstruction of the center will not bephased but it will include office, retail andfood and beverage tenant space. “It will be a donor-centric space that iswelcoming and inspires and honors theirengagement with the University,” statesthe request. As a result, amongother distributions, the foundation’soperating revenue increased by 96% andwas “primarily due to an increase innonendowed cash gifts.”1.3% or $693,689 of non-gift revenuewas reported as a part of the foundation’stotal operating revenue in 2022. Donations for the UNM Foundation arepooled and managed by its board ofregents into the ConsolidatedInvestment Fund or CIF. According to the foundation’s website,the market value of the CIF has increasedby 83% since fiscal 2012. The graphicalrepresentation of how the fund is usedshows that donors designated 45% to beallocated to student support, 25.6% tothe faculty, 20.4% to programs, 7.2% toresearch and 1.8% to “other”.The UNM Foundation provides their2022 tax filings on their website forunrelated business income, or 990 and990-T forms, which were filed by MossAdams LLP.Lobo Development Corporation haspreviously spurred the two studenthousing developments: Casas Del Rio andLobo Village. Remember to stay hydrated, wearsunscreen, wear protective clothing, and restregularly in the shade if you’re outside enjoyingnature, working in the yard, or walking the dog. Ifyou stop sweating then you’re already in dangerand if this happens you need to act fast. Get out ofthe heat, hydrate with water or a beverage thatcontains electrolytes and get rest. Seek medicalattention if your heart rate elevates or if there aresigns of passing out. Of course, if someone faintsin the heat dial 911 right away. We need to watchout for each other in this hot weather. Our Philanthropy committee did a great jobcollecting school supplies and donations forCuidando Los Niños so the children can start theyear off with new school supplies. A huge thankyou to the committee, the volunteers, and thedonors, together we were able fill a van withsupplies and collect around $1,000.00 in monetarydonations to aid in the effort. A one-story building in downtown LasCruces that has been vacant andabandoned for more than a decade is inthe process of being demolished, withcity officials hopeful that the site can beredeveloped.Located at 430 S. Main Street, the justover 3,100-square-foot structure wasbuilt after an earlier structure of a similarsize housing Dona Ana County officeswas leveled. That former structure, in the1970s, also provided office space for LasCruces Community College.Work began on a new building in 2011,planned as the home to a restaurant, butwas never completed. When asked about undergraduatedegrees as a credential for early-careerapplicants, managers had almost equallyfavorable views of bachelor’s degrees in realestate, development or constructionmanagement on the one hand (93.5%somewhat or very favorable) and bachelor’sdegrees in business administration, finance ora related field on the other (91.1%), followedby bachelor’s degrees in architecture orengineering (78.1%). More respondentsindicated they would have a somewhat orvery favorable view of an associate degree ina field related to real estate (48.5%) than abachelor’s degree in an unrelated discipline(18.3%). The pattern was essentially the samewhen managers were asked how favorablythey would view mid-career candidates withmaster’s degrees in different fields.
