75BUILTENVIRONMENTCARNM EVENTCALENDARSEPTEMBER 2023COMMERCIALOFFICE – WHATHAPPENSNEXT?Predicting the future of the U.S. commercialproperty market is never easy. Fortunately, research conducted by industry thought leadersprovides key insights that should help lendersbetter position themselves for the murky futureahead. The last Commercial Buildings EnergyConsumption Survey conducted in 2018 by theU.S. Energy Information Administration foundthat 97 billion square feet of commercial realestate space existed in the U.S., approximately16% of which is commercial office.According to a recent article by J.P. MorganChase, $1.5 trillion of commercial real estatedebt will mature before the end of 2025. In theCMBS market alone there is approximately$185 billion in commercial office debt, 20% ofwhich is predicted to default. It is hard to predict where the biggest troublewill lie, but since the pandemic, suburban officespace has recovered at a faster pace than urbanmarkets. With temperaturesstarting to cool down, kids heading back toschool, and football season kicking off, it’seasy to forget that the federal fiscal year endsat the end of the month. That means thatthere are only 11 days when both the Houseand the Senate are scheduled to be in sessionbefore the current federal fundingauthorization expires. Moreover, only one ofthe annual appropriations bills has passed theHouse and none have passed the Senate. In most years, the House and Senateleadership would simply agree to a continuingresolution (CR) that maintains existing federalpolicy and holds funding at current levels fora certain period to prevent a governmentshutdown before Oct. 1. Leadership wouldthen negotiate an omnibus package thatincludes all 12 of the annual appropriationsbills, and just when congressional membersare desperate to get home for the winterrecess, pass it late at night and leave town. This year, however, is not following Congress’standard operating procedure, and isreminiscent of the years when congressionalleaders were powerless to rein in the politicalforces that led to government shutdowns.Republicans hold a slim five-vote majority inthe House while Democrats hold a mere one-seat majority in the Senate. The Angels unite individual investors topool their resources, providing seed and early-stage capital to startup companies. The space race is back on.Winning it will require addressing the barrierscompanies face in launching their newproducts into space.I founded NewSpace New Mexico with thispurpose. As a former leader of the Air ForceResearch Laboratory Technology EngagementOffice, I witnessed how challenging it could befor companies to understand and navigate toresources that can help them grow andsucceed.Through our cooperation with the spacecompanies, convening industry forums and co-innovating with hundreds of space leadersacross the nation, we try to get at the rootcauses that result in too many companiesbecoming stuck in the industry-acknowledged“Valley of Death.” It has come back loud andclear that the biggest challenge preventingmore companies from succeeding is having asupport system that goes beyond the researchand development stage. We recently launched NewSpace Ignitor, whichis funded in partnership with AFRL, to addressthese concerns by providing a completesupport system for companies as they movefrom concept to product to sales. Theincubator-like program will provideunprecedented levels of post-R&D support toearly-stage, small and mid-sized companies. This support will give companies what theyneed to turn their innovations into revenue-generating products. According to a White House statement, the area in question includes everythingfrom “sweeping plateaus and deepcanyons to meandering creeks andstreams that ultimately flow into themighty Colorado River, providing waterto millions of people across theSouthwest.” But some Arizona officials havesuggested that they may go to court tooverturn the new land designation, arguing that its real purpose is to preventmining in the area.
