Wow, 104years! We are down to a short 70 days before ournext election and voting is one of the most powerfulways, we can express our values and have a directimpact on our community and our country.Every election is a chance for us to have a say in theissues that matter most to us—whether it’seducation, healthcare, the environment, oreconomic policies. I know that we all have our ownunique perspectives and concerns, and this is ouropportunity to make our voices heard. It’s easy to feel like our individual votes might notmake a difference, but history has shown us thatevery vote counts. Elections are often decided by aremarkably small number of votes, and ourcollective participation is what drives meaningfulchange. By voting, we not only influence thedirection of our nation but also stand up for ourcommunities and the issues we care about. Iencourage you to exercise your right to vote andencourage others around you as well. On another note, I want to thank the PlanningCommittee for all their hard work this year inplanning all our events. They are doing an amazingjob! Not for the first time, state lawmakers inColorado may soon be tasked with tweakinga building defect bill that has been on thebooks for nearly three decades.Passed in 2003, the Colorado ConstructionDefect Action Reform Act requireshomeowners to let builders first know aboutany defects in their condos before takinglegal action against them. The idea behind the legislation has been togive builders a chance to avert litigation byeither fixing any structural issues or simplypaying the owner for the problem inquestion. Subsequent legislation approvedby lawmakers required that homeownerassociations must first secure the support ofa majority of condo unit owners before anydefect litigation could proceed.COLORADOLEGISLATURE MAYONCE AGAIN TACKLECONSTRUCTION DEFECTMEASUREBy Garry Boulard, Construction Reporter 01/14/2025Copyright: Canva proThat latter legislation was designed to makeit more appealing for builders to take oncondo projects by reducing the probabilityof defect lawsuits. But now, according to reports, members ofthe Colorado legislature may soon be taskedwith voting on a new bill that willadditionally lower the risk of litigation. In a joint letter sent to the Governor JaredPolis and members of the legislature byDenver Mayor Mike Johnston, ColoradoSprings Mayor Yemi Mobolade, and AuroraMayor Mike Coffman, it claimed that“politically motivated construction defectlegislation has eviscerated any ability for thebuilding industry to build condominiums, which are a prime entry point to homeownership.”The letter additionally argues that morevigorous legislation should be passed toprovide builders “with the right to cure, thereby protecting both buyers and sellersand returning this vital housing option toour residents.”Supporters of a revising the ConstructionDefect legislation have pointed out thatbuilders remain wary of taking on condoprojects because of possible litigation: whilenew condominiums comprised 25% ofresidential construction in early 2008, as of2002 that number had declined to 4.3%.Exactly when and in what form the ColoradoLegislature will revisit the ConstructionDefect legislation is currently unknown. In the last legislative session Senate Bill 24-106, which was meant to address flaws inthe original legislation, was ultimatelypostponed indefinitely by the HouseTransportation, Housing, and LocalGovernment Committee.BUILTENVIRONMENT26

If Axon finds asupportive community, he added, “we’reprepared to make that move.”The Axon Scottsdale project, which reportsindicated might have cost around $85million to complete, was controversial fromthe start. The 2.5 million gallons will comprise upto 5% of Tucson’s total drinking watersupply. The water will be treated through threephases to reach drinking water standards. The northwest side of the city was selectedas a good location for the new plant, notesthe Arizona Daily Star, because residentsthere “have lost a major portion of theirlocal supply due to a shutdown of drinkingwells” because of per-and polyfluoroalkyl(PFA) compounds, commonly referred to asforever chemicals. The new facility, the first of its kind insouthern Arizona, dovetails a larger ongoingeffort by Tucson calling for the constructionof wastewater conversion projects to be setup around the city as precursors to thebuilding of a larger plant. An exact timetable for when construction ofthe new wastewater to water plan will beginhas not been announced, but city officialshave previously said they would like to seethe facility fully operational by 2030.Copyright: Canva pro

BUILTENVIRONMENTCONSTRUCTION NEWSNATIONALChina remains the world’s largest exporterof goods and appears to be getting larger bythe month. According to new figures just released fromChina’s General Administration of Customs, exports from the country increased by justunder 11% in 2024, compared with wherethings stood in 2023.Exports to the U.S., which remains the singlelargest market for Chinese exports, saw a16% increase in just December alone overDecember of 2023. The country’s imports now exceed itsimports by some $992 billion, a figure, remarks the Wall Street Journal, “reflectingnot just buoyant exports but also subduedChinese demand for the rest of the world’sgoods and services.”The figures come just days before DonaldTrump is set to begin a second term in whichhe plans to put in place what is expected tobe a significantly increased tariff on goodscoming out of China. Those goods reveal a wide swath of products, many ofwhich are integral to the economy and lifestyle of theU.S.: smartphones, digital automation systems, videogame consoles and console parts, and plastic goods. For the U.S. construction industry, Chinese exportsmean steel, cement, glass, ceramics, and roofingmaterials. Moreover, the South China Morning Post notes thatelectric vehicles, lithium batteries, and photovoltaicproducts have “continued to surge, replacing the oldkey segments of clothing, furniture, and homeappliances.”During last year’s presidential campaign, Trump vowedto ramp up tariffs on all Chinese imports to 60%. In hisprevious term as president, Trump increased tariffs onChinese aluminum, solar panels, and steel. “Tariffs are the greatest thing ever invented,” Trumpremarked during one Michigan appearance inSeptember. He also said he plans to slap a 20% tariff increase on allgoods from all countries globally. According to China’s General Administration ofCustoms, the increase of goods to other countries hasbeen a story of nearly uninterrupted growth. A decadeago, the country’s trade surplus stood at $600 billion. Inthe months after the pandemic, when many wereconfined to their homes and buying various productsonline, the surplus jumped to just over $800 billion. Now, the surplus is just south of $1 trillion. The gap between China’s exports and its imports, notesthe New York Times, has now reached a level “seldomseen anywhere, except during or immediately after thetwo world wars.”Some sources have suggested that Trump may declare anational economic emergency under the InternationalEconomic Emergency Powers Act, which wouldempower him to implement a wide range of tariffpolicies at his discretion.BUILTENVIRONMENT34Copyright: Canva proCopyright: Canva proCopyright: Canva pro

BUILTENVIRONMENT63FIVEPREDICTIONSFOR 2025’S REALESTATE MARKETWe’ve arrived in 2025 — and there’s a lot tokeep an eye on this year in both commercial andresidential real estate.2024 brought a year of mostly modest changesfor owners, operators, developers and users ofreal estate, particularly in the latter half of theyear, as the Federal Reserve began issuinginterest-rate cuts. Those moves had been longawaited by both commercial and residentialreal estate industry groups, with the high costof debt having iced a lot of deal activity in 2023and 2024.A thawing is widely expected to occur in 2025,as dry powder sitting on the sidelines readies todeploy capital into buying, selling and buildingreal estate this year. How much of a thaw willoccur is hard to predict, though. A number ofvariables are poised to impact how real estatedecision-makers assess their investments andrisk appetite this year.CONTINUE READING >Copyright: Canva Pro

BUILTENVIRONMENT64THE COUNTRY’SLARGEST URBANHOT SPOTSEMBRACEADAPTIVE REUSEIN SELF-STORAGESelf-storage construction has been on anupward trend since 2020 as the sector hasbecome increasingly popular with Americanconsumers, offering flexible solutions forlife’s many transitions. While newconstruction has dominated the industry fordecades, a significant shift is occurring:Existing industrial and retail buildings arebeing converted into self-storage facilities. This trend is not only optimizing urban realestate but also meeting the growing demandfor storage in densely populated areas.Conversions account for 9% of the country’sself-storage inventoryApproximately 9% of the U.S.’s total self-storage inventory – nearly 191 million squarefeet – now consists of converted spaces, according to recent StorageCafe research. These conversions are spread across morethan 2,300 facilities nationwide, and morethan half of these transformations haveoccurred in the past decade, signaling anacceleration of this practice, driven byurbanization and the scarcity of availableland for new construction.CONTINUE READING >Copyright: Canva Pro

Space advocates have long argued thathumans must become a spacefaringcivilization to ensure the survival ofhumanity. They point out that as long as weare restricted to a single planet there is arisk that a planet-wide catastrophe like anuclear war, an asteroid impact, or majorvolcanic eruption could destroy globalsociety and put humanity on the road toextinction. The only way for humanity toavoid that fate is to expand beyond theEarth, first to the solar system and then thegalaxy beyond. In the 1940s, Isaac Asimov’s FoundationSeries of science fiction stories was basedon the premise that our civilization hadbecome extinct on Earth while flourishingthroughout the galaxy. Ray Bradbury’s 1950work The Martian Chronicles highlightshumanity as it survives a devastatingnuclear war on Earth by migrating to Mars.In 1978, the science writer and sciencefiction author G. Harry Stine wrote: “Asinhabitants of a single planet around anaverage Class G star in one of the spiralarms of the Milky Way galaxy, the humanrace faces the possibility of extinction as aresult of any one of a number ofastronomical or other cataclysms.”[1]Similarly, in a 2010 interview, StephenHawking stated: “It will be difficult enoughto avoid disaster on planet Earth in the nexthundred years, let alone the next thousand,or million. Well, here we are again, diving into the latestemployment data for December 2024, courtesy ofthe Bureau of Labor Statistics (BLS). As thestatistics would suggest, it’s a mixed bag.The Big Picture: Nonfarm Payrolls andUnemploymentTotal nonfarm payroll employment rose by256,000 jobs in December, wrapping up 2024with a solid note. But let’s not pop thechampagne yet—the unemployment ratehovered at 4.1%, essentially unchanged for thepast seven months.Compared to 2023, where employment gainsaveraged 251,000 per month, 2024 felt a bitsluggish with an average of 186,000 monthlygains. As noted by Sevin Yelkekin, Dean of Simon BusinessSchool at the Univeristy of Rochester. EMPLOYMENT SITUATION:DECEMBER 2024 – ASNAPSHOT OF LABORTRENDSBy Josh Cutler, The Built Environment01/15/2025This optimism is tempered byconcerns about potential headwindslike tariffs and stricter immigrationpolicies under the incomingadministration.BUILTENVIRONMENTNATIONAL STATISTICS101“The labor market is not as tight as it wascoming out of the pandemic, but it's still strongby any historical measure. If we can avoid alarge increase in tariffs and immigrationpolicies that encumber companies that rely onboth skilled and seasonal talent, businesses aregoing to continue to create jobs.”Statement by Acting Secretary ofLabor Julie SuActing Secretary of Labor Julie Suweighed in on the December jobsreport, framing it as a victory for theadministration:Continues >Copyright: Canva proCopyright: US Department of Labor, Wikiemedia Commons

Her statement underscores a broadernarrative of resilience, but the report alsoraises questions about the trajectory ofeconomic policy in 2025.Retail Trade: The Comeback KidAfter losing 29,000 jobs in November, retailrebounded with 43,000 new jobs inDecember. Gains were concentrated in:Clothing and accessory stores (+23,000)General merchandise (+13,000)Still, 2024’s retail growth pales incomparison to previous years, reflectingbroader challenges in the sector.Government Jobs: Still HiringThe government sector added 33,000positions, mostly at the state level, continuing its steady, albeit slower, growth.BUILTENVIRONMENT102“Today, the Bureau of Labor Statisticsreported that the American economy added256,000 jobs in December, well abovemarket expectations and reflecting a robustand resilient labor market. This is also thefirst economic recovery since the 1970s inwhich manufacturing jobs have fullyrecovered—a testament to the investmentsand leadership of this administration.”Where the Jobs Are: Winners and LosersThe Healthcare Sector: The MVPHealthcare added 46,000 jobs, particularlyin:Home health services (+15,000)Nursing and residential care (+14,000)Hospitals (+12,000)Healthcare continues to be a pillar of jobgrowth, consistently adding jobs for the pasttwo years.Unemployment: Steady, But Not forEveryoneWhile the overall unemployment rate sat at4.1%, disparities remain:Teenagers: A whopping 12.4%unemployment rate.Blacks: 6.1%, still the highest amongracial groups.Asians: 3.5%, the lowest rate.Meanwhile, long-term unemploymentremains a concern, with 1.6 millionAmericans jobless for over 27 weeks, comprising 22.4% of the unemployed.Continues >Copyright: Canva proCopyright: Canva pro

The Fed’s Cautious PathDavid W. Berson, Economics Ph.D., added afinancial lens to the report:Earnings and Work Hours: A SqueezeAverage hourly earnings increased 0.3% in December to $35.69, with a yearly rise of 3.9%.However, inflation continues to erode purchasing power. The average workweek stayed flatat 34.3 hours. As Stephen Stanley, chief U.S. economist at Santander US Capital Markets, observed:BUILTENVIRONMENT103“As things currently stand, Fed officials appear to have reached an uneasy comfort level withthe labor market situation.”“This report does not fit into the Fed's hope of amodestly slowing labor market/economy, withinflation moving slowly lower to its 2.0 percentlong-term goal. Solid economic activity suggeststhat interest rates will remain at a higher levelfor a while.”This sentiment aligns with the Federal Reserve’stempered approach to easing monetary policy, reflecting concerns over inflation and economicmomentum. The TakeawayWhile sectors like healthcare and government continue to grow, retail and manufacturingremain under scrutiny. For the average worker, wage growth is positive, but inflationtempers the benefits. With Acting Secretary Julie Su’s optimism, Sevin Yelkekin’s caution about potential policyimpacts, and Dr. Berson’s financial insights, 2025 begins with a labor market that’s steady—but not without risks. The question is whether the economy can sustain this pace or ifheadwinds will force a recalibration. For now, the labor market’s resilience offers hope, evenas uncertainty looms.Copyright: Canva proCopyright: Canva pro
