A lack of skilled labor for single-family homeconstruction means that somewhere around19,000 such homes were not built last year,representing an economic loss of at least$81.1 billion.So says a new report issued by the HomeBuilders Institute in conjunction with theNational Association of Home Builders. needs to hire at least 501,000 new peoplethis year just to keep up with demand.The home building report notes thatdelayed schedules due to a lack of workershave contributed to a rise in the price of ahome, which has gone, on average, fromaround $209,000 in 2019 to nearly$417,000 today.Other factors: material costs, which havegone from $200 to $350 per square foot,with medium builders confronted with anearly 89% jump in framing costs. Largerbuilders, at the same time, have reportedsignificant jumps in concrete prices whichhave gone from $59 to $229 per yard.But all is not without hope. Because thelabor shortage has been ongoing,homebuilders of all sizes have been forcedto adapt new strategies to make up for theworker loss. Those strategies, says the report, include“investing in training and developingprograms, exploring technology andautomation solutions, and fosteringcollaborations with other construction firmsand subcontractors.”Even more, builders are increasingly turningto “off-site fabrication and other innovativetechniques to maintain efficiency andreduce costs.” While such approaches clearly have theirown advantages, the industry in general hasbeen trying to find what are defined as“long-term solutions.”Those solutions, adds the report, includeembracing “vocational training programsand educational partnerships as essentialstrategies for workforce development.”Outreach to both high schools and educational institutions have now become“standard practices to encourage careers inconstruction and develop future talent.”BUILTENVIRONMENT5copyright: The Built Environment

BUILTENVIRONMENT18SOFT BUSINESS CONDITIONS PERSIST ATARCHITECTURE FIRMSWASHINGTON – June 18, 2025 – The AIA/Deltek Architecture Billings Index (ABI)remained in negative territory in May with a score of 47.2, up from 43.2 in April. Anyscore below 50 indicates a billings decline, although this month’s score indicates thatsomewhat fewer firms reported a decline in billings in May than in April.Inquiries into new work increased this month for the first time since January, reflectingthe modest degree of stabilization in the economy recently. However, the value ofsigned design contracts continued to decline, indicating that while clients are starting toexplore new projects, they remain hesitant to sign a contract committing to them.“Business conditions remained sluggish nationwide in May, with nonresidentialconstruction activity continuing to decline in several major metro areas,” said KermitBaker, PhD, AIA Chief Economist. “Firms across all specializations reported decliningbillings this month. Plans have now been made official for therepurposing of a three-story building inPueblo that will soon house city offices.Located at 101 W. The Axon bid was to build amixed-use project that will include a newheadquarters, along with up to 1,900
