04Sustainability goals being pursued by Daikinand soon implemented by theEnvironmental Protection Agency willfurther phase out common refrigerants inair conditioning. Daikin, an international HVAC systembehemoth, announced a new self-containedunit designed to replace units in high-riseand mid-rise buildings considered to beunsustainable in the built environment. In a release Tuesday, Vice President ofProduct and Sustainability Solutions atDaikin, Jim Macosko, said, “the evolution ofour self-contained system underscoresDaikin Applied's leadership in the industry'stransition to more sustainable HVACsolutions.” Daikin said that the new system, called theModel SWP J-Vintage, will be the firstavailable with R-32. R-32 is a refrigerantthat is said to be more environmentallyfriendly than puron or R-410A, according tothe accredited Refrigeration School, Inc. According to Daikin’s press release, the newmodel offers a “seamless transition forexisting users of Daikin Applied’s self-contained systems,” while also, “boastinggreater efficiency and a low charge limit, ensuring safety in case of leakage.”Manufacturers are now pressured when itcomes to transitioning to units thatimplement R-410A, as puron becomes thenew freon in HVAC to meet sustainabilitygoals. Continues >DAIKIN CONTINUES TOEVAPORATE USE OF PURON GASBy Dane Vaughn, The Built Environment08/28/2024BUILTENVIRONMENTCopyright: Canva Pro
05This pressure also extends to the consumeras not all refrigerants can be used in everysystem, according to a blog by themultinational HVAC contractor, Aire Serve. For example: a system previously using R-410A may not be compatible with R-32.The EPA is placing restrictions on the gas bythe end of this year by publicly stating: “Themanufacture of R-410A residential and lightcommercial air conditioning products isprohibited starting January 1, 2025.”Daikin also coincided with the push fordecarbonization and energy efficiency whenits North American division was awarded a$39 million grant to develop new heat pumptechnology.“As the HVAC industry continues to developinnovative solutions to meet state andnational carbon emissions reduction goals, this grant will further aid Daikin in its effortsto help facilitate the transition to cleanheating. The grant will also enable Daikin toadvance its mission of cultivating a highly-skilled, clean-technology-focused Americanworkforce,” states the release.Daikin publishes its own sustainabilityreports on an annual basis that support theUnited Nations Global Compact, endorsesthe Task Force on Climate-related FinancialDisclosures and works alongside otherWorld Business Council for SustainableDevelopment members. Scientists have criticized goals set bybusinesses like Daikin to become net zeroby 2050.Published to the Climate Changes Newswebsite, 41 scientists argue that emissionreductions are “needed now” and that“deployment of the technologies needed fornegative emissions at the required scale BUILTENVIRONMENTremains unproven.” Meanwhile, Harvard scientists have beenresearching the deep seeded effort toactively change the climate, not by reducingemissions but via solar geoengineering. 24BUILTENVIRONMENTWICNM NEWSLETTERAUGUST 2024 >2024 DATESHello Friends,Today is National Women’s Equality Day, this daymarks the adoption of the 19th Amendment in 1920,which granted women the right to vote. Wow, 104years! We are down to a short 70 days before ournext election and voting is one of the most powerfulways, we can express our values and have a directimpact on our community and our country.Every election is a chance for us to have a say in theissues that matter most to us—whether it’seducation, healthcare, the environment, oreconomic policies. I know that we all have our ownunique perspectives and concerns, and this is ouropportunity to make our voices heard. It’s easy to feel like our individual votes might notmake a difference, but history has shown us thatevery vote counts. Elections are often decided by aremarkably small number of votes, and ourcollective participation is what drives meaningfulchange. By voting, we not only influence thedirection of our nation but also stand up for ourcommunities and the issues we care about. Iencourage you to exercise your right to vote andencourage others around you as well. On another note, I want to thank the PlanningCommittee for all their hard work this year inplanning all our events. They are doing an amazingjob! 87BUILTENVIRONMENTREAL ESTATE NEWSNATIONALThe news that investors, developers, builders, and just about everyone else havelong been waiting for was revealed, justbarely, in Jackson Hole, Wyoming late lastweek.“The time has come for policy to adjust,”Federal Reserve Chairman Jerome Powellremarked during an annual economicsymposium, adding: “The direction of travelis clear.”FED CHAIRMANPOWELL HINTS ATSEPTEMBERINTEREST RATEDECREASEBy Garry Boulard, Construction Reporter 08/26/2024Copyright: Canva proWhile not offering a specific date for whenthe Federal Reserve might actually make anofficial announcement, Powell let it beknown that the country’s central bankingsystem was on the verge of loweringinterest rates that have stayed in the same5.2% and 5.5% neighborhood for the lastyear.Hints of a coming lower rate announcementcould be found in Power’s openingstatement at the symposium sponsored bythe Federal Reserve Bank of Kansas City.“The worst of the pandemic-relatedeconomic distortions are fading. Inflationhas declined significantly,” he said. “Thelabor market is no longer overheated, andconditions are now less tight than those thatprevailed before the pandemic.”Continues >
88BUILTENVIRONMENTTo this rosy picture, Powell alsonoted that “supply constraintshave normalized.”As though trying to explain a ratepolicy that since the summer of2023 has left many economistsconfused, Power remarked: “Ourobjective has been to restore pricestability while maintaining a stronglabor market.”That rate policy has also beendesigned, he said, to avoid “thesharp increases in unemploymentthat characterized earlierdisinflationary episodes wheninflation expectations were lesswell anchored.”Somewhat trying to tamp downexpectations, Power made sure toadd: “While the task is notcomplete, we have made a gooddeal of progress toward thatoutcome.”What happens next, and when, isanyone’s guess. Powell’s remarks“came as close as possible toteeing up a cut at the Fed’s nextpolicy meeting in mid-September,”said the Washington Post. “TheFederal Reserve will cut rates onSeptember 18,” boldly predictedthe New York Times. For his part, Powell said calibratingan effective interest rate is not forthe faint of heart. “The limits of ourknowledge, so clearly evidentduring the pandemic, demandhumility and a questioning spiritfocused on learning lessons fromthe past and applying them flexiblyto our current challenges.”In a continuing move to plug orphaned wells acrossthe country, the Department of Interior hasannounced that roughly $775 million in federalsupport is available in a new round of funding.“These investments are good for our climate, for thehealth of our communities, and for Americanworkers,” Interior Secretary Deb Haaland remarkedin announcing the funding opportunity. The latest funding, added the Secretary, “will putmore people to work to clean up these toxic sites, reduce methane emissions, and safeguard ourenvironment.”The funding builds on an initial $565 million madeavailable in the fall of 2022 which targeted anestimated 10,000 wells, including around 1,100 wellsin Arizona, Colorado, and New Mexico.Continues >INTERIOR DEPARTMENTANNOUNCES LATEST ROUNDOF FUNDING IN ONGOINGBATTLE TO PLUG THENATION'S ORPHANED WELLSBy Garry Boulard, Construction Reporter 08/22/2024Copyright: Canva pro
89BUILTENVIRONMENTAccording to studies, there were up to 129,000 wells located on both private and publiclands as of 2022. Using census data, an analysis published by the Environmental DefenseFund has claimed that at least 14 million people live within a mile of an orphaned well.Earlier this year the State of New Mexico received some $25 million in funding for continuedwork plugging such wells. That support came on top of an initial $25 million used to plugnearly 140 wells, while also restoring several contaminated sites.Orphaned wells no longer producing oil or gas typically come about when an explorationcompany has gone out of business or filed for bankruptcy, leaving it up to the state to decidewhat to do with them. The wells have been particularly predominant in a geographical arc stretching from upstateNew York to southern Kentucky and Illinois, with large concentrations in northeasternOklahoma, western Texas, southeastern New Mexico, and southern California.A press release from the Interior Department notes that such wells not only polluteresidential backyards in some neighborhoods, as well as community spaces and parks; theyalso pose health risks due to “contaminating surface and groundwater, releasing toxic airpollutants, and leaking methane.”The latest round of orphaned wells Interior Department funding is coming via three grantcategories: initial grants, formula grants, and performance grants. The U.S. Department of Justice announcedFriday that it is suing the real estatecompany RealPage, saying it engaged in aprice-fixing scheme to drive up rents. The attorneys general of eight states —North Carolina, California, Colorado,Connecticut, Minnesota, Oregon,Tennessee, and Washington — have joinedthe Justice Department’s antitrust suit filedin federal court in North Carolina.Continue reading >DOJ ACCUSES REALESTATE SOFTWARECOMPANY OF HELPINGLANDLORDS COLLUDETO RAISE RENTSBy Jennifer Ludden, NPR08/23/2024Copyright: Canva pro

But the issue, perhapsnot surprisingly, played out differentlydepending upon the age of the respondent.Baby Boomers, or those born between 1946and 1964, indicated a somewhat low 28%confidence level regarding Social Security’sfuture. Only 21% of Generation Zrespondents born between 1997 and 2012,meanwhile, expressed similar sentiments. The Social Security confidence leveldeclined to its lowest among Generation Xmembers born between 1965 and 1980.This generation, now nearing theirretirement years, expressed the lowestconfidence level, at 18%, in Social Security’ssolvent future.Continues >
108At the same time, members of all agegroups, from the BabyBoomers to Generation Zexpressed overwhelmingagreement on one SocialSecurity issue: on average, roughly 80% of eachgroup said they would liketo the system to increaseits benefit offerings.Support for raising thefederal minimum wagealso showed wide cross-generational support, ranging from 58% amongthe Baby Boomers to 78%for both Generation Z andthe Millennials, bornbetween 1981 and 1996.According to a narrativeaccompanying the survey, the prioritization offinancial issues varieddepending upon one’sparty registration, but notby much: “Inflation is ahigher priority for thosewho believe a Republicanpresident will do a betterjob handling their financialpriorities, while SocialSecurity is a higherpriority among thosemore confident in aDemocrat president.”Bottom line: “TheDemocrats’ messaging onSocial Security resonatesmore than Republicans’,while the GOP’s talkingpoints on inflation aremore impactful.”BUILTENVIRONMENTPresident Joe Biden is expected to finalize significant tariffson some Chinese imports this week.Continue reading >WHAT BIDEN’S TARIFFS ONCHINESE EV’S AND OTHERPRODUCTS MEAN FOR U.S.CONSUMERS, JOBSBy Obed Manuel, Michel Martin, NPR08/28/2024Copyright: Canva proIn accepting the Democratic Party's nomination for presidentAug. 22, Vice President Kamala Harris focused her remarks onher middle-class roots and a commitment to equity andintegrity of U.S. democracy, but she did not mentioninfrastructure and commented only briefly on environmentaland energy policy—leaving observers to question how herpositions would change from those of President Joe Biden ifshe succeeded him.Continue reading >HARRIS ACCEPTS DEMOCRATICBID FOR PRESIDENT, NOTES ONLYBROAD POLICY GOALSBy Pam McFarland, Debra K.
